Block Management Ltd is a family company which provides a friendly and professional service that we hope will come as a refreshing change to many. We work hard to provide the best service and support possible at a fair price and act as block managing agents for sites in and around Swindon.
Block Management Ltd was originally part of our sister company, Accounting Services Ltd. In 2017, the accountancy and block management sides of the business were separated due to the growth of the individual businesses.
We began our involvement in the property management business in 1993 and have built up a residential portfolio of apartments in the Swindon area. As leaseholders of apartments ourselves, we know the benefit of having an efficient, professional management company who are committed to keeping services charges reasonable.
We pride ourselves on implementing regular, cost-effective maintenance to sites to ensure that sites remain a safe and attractive environment for both leaseholders and tenants. We have a panel of local specialist and general contractors all of whom are vetted by us to ensure the highest standards at sensible prices. All savings made are passed on to leaseholders as we do not accept commissions, kick-backs or any other form of remuneration from service providers.
Meet the Team
Managing Director and Principal - John Morris FCMA CGMA MTPI

John is a Chartered Management Accountant, a Fellow of the Chartered Institute of Management Accountants (FCMA), and a Member of The Property Institute (MTPI). He founded the company to bring rigorous corporate financial standards to the residential property sector and has worked in the property sector since 1988, following previous senior-level experience in town planning consultancy and infrastructure engineering. Combining robust client-money oversight with comprehensive leasehold expertise, John has extensive experience assisting leaseholders with Right To Manage (RTM) claims and has been actively involved in RTM matters since the introduction of the Commonhold and Leasehold Reform Act 2002. He oversees the company's corporate strategy while remaining a hands-on advisor for complex portfolio and leasehold management matters.
Company Director - Diana Morris
Diana, co-founder of the firm, anchors our internal operations, ensuring that both the company and our clients are well looked after. A Member of the National Landlords Association, she has owned and managed leasehold properties since 1993 and has many years of professional experience managing residential properties and estates. Her extensive hands-on knowledge provides valuable insight into the challenges faced by leaseholders, while her meticulous attention to detail forms the backbone of our administrative stability. Diana is committed to maintaining high standards, exercising strict control over service charge expenditure, and acting ethically and transparently in the best interests of leaseholders.
Director of Estates and Portfolios - Thomas Dellow MPTI AssocRICS

Thomas, a Member of The Property Institute (MTPI) and an Associate of the Royal Institution of Chartered Surveyors (AssocRICS), represents the next generation of leadership at Block Management Ltd, having spent the last six years driving the firm's operational delivery. He oversees the entire managed portfolio, leads the property management team, and directs major Section 20 works, working closely with Resident Management Company (RMC) boards to deliver modern, proactive, and compliant estate strategies. Thomas also carries out regular site inspections and coordinates maintenance and project works with approved contractors to ensure timely, high-quality delivery. In addition, he supports leaseholders with Right To Manage (RTM) acquisitions, insurance placement, and health and safety compliance, bringing a practical, hands-on approach to every aspect of property management.
Estates Manager - Kamila Zak
Kamila is a dedicated property manager, handling the day-to-day operational heartbeat of our developments. With a proactive approach to property management, client relationships, and administration, she coordinates trusted local contractors, conducts rigorous site inspections, and responds to leaseholder enquiries to ensure every building is safe, well-maintained, and efficiently managed. Kamila liaises closely with leaseholders and stakeholders, ensuring that our services are delivered with both compassion and compliance. She also provides essential office-based administrative support, assisting with contractor coordination, record keeping, and wider property management administration. Holding a Master's degree in Psychology and currently studying with The Property Institute, Kamila combines strong interpersonal skills with a commitment to professional development and high standards of service delivery.
Legal Transfers and Conveyancing Manager - Julie Gough PGCE BA (Hons)
Julie manages all conveyancing-related matters, overseeing the detailed legal processes involved in leasehold property sales to help ensure transactions progress efficiently and without delay. She handles pre-sale enquiries, LPE1 and FME1 packs, notices of transfer and lease assignments, working closely with solicitors, buyers and sellers to facilitate seamless property transitions. She maintains the website service provided to clients to increase transparency and availability of information. Currently studying towards Associate Membership of The Property Institute, she combines meticulous attention to detail with a proactive approach to supporting leaseholders, directors and professional advisers throughout the sales process.
IT Manager - Christopher Morris
Christopher oversees the company’s IT infrastructure, ensuring the reliable and secure operation of all technology systems that support both staff and clients. He manages the firm's VOIP and mobile communications, servers, networked PCs, databases, and document scanning systems, maintaining the robust technological foundation that underpins our day-to-day operations. With a strong focus on system security, efficiency, and business continuity, Christopher plays a vital role in ensuring that information is accessible, protected, and seamlessly integrated across the organisation, helping the company deliver a responsive and professional service to leaseholders, directors, and stakeholders.
