Block Management Ltd is a family company which provides a friendly and professional service that we hope will come as a refreshing change to many. We work hard to provide the best service and support possible at a fair price and act as block managing agents for sites in and around Swindon.

Block Management Ltd was originally part of our sister company, Accounting Services Ltd. In 2017, the accountancy and block management sides of the business were separated due to the growth of the individual businesses.

We began our involvement in the property management business in 1993 and have built up a residential portfolio of apartments in the Swindon area. As leaseholders of apartments ourselves, we know the benefit of having an efficient, professional management company who are committed to keeping services charges reasonable.

We pride ourselves on implementing regular, cost-effective maintenance to sites to ensure that sites remain a safe and attractive environment for both leaseholders and tenants. We have a panel of local specialist and general contractors all of whom are vetted by us to ensure the highest standards at sensible prices. All savings made are passed on to leaseholders as we do not accept commissions, kick-backs or any other form of remuneration from service providers.

Meet the Team

John Morris FCMA CGMA MTPI – Director                  

John is a Chartered Management Accountant and a member of The Property Institute. He has worked in the property sector since 1988, with previous senior-level experience in town planning consultacy and infrastructure engineering. John has extensive expertise in assisted leaseholders with Right To Manage claims and has been actively involved in RTM matters since the introduction of the Commonhold and Leasehold Reform Act 2002.

Diana Morris – Director

Diana is a Member of theNational Landlords Association and has owned leasehold properties since 1993. She has been professionally managing residential properties and estates since 2004. Diana brings valuable first-hand insight into the challanges faced by leaseholders with a strong focus on maintaining high standards and exercising strict control of service charge expenditure.

Thomas Dellow MPTI AssocRICS– Director/ Senior Property Manager                      

Thomas carries out regular site inspections and co-ordinates maintenance and project works with approved contractors to ensure timely and high-quality delivery. He also supports leaseholders with Right To Manage (RTM) acquisitions, insurance placement and health and safety compliance.  Thomas is a Member of The Property Institute (TPI) and an Associate of the Royal Institute of Chartered Surveyors (RICS).

Kamila Zak – Property Manager

Kamila is a dedicated property manager with a pro-active approach to day-to-day operations, client relationships and administration. She undertakes site inspections and liaises with leaseholders and stakeholders to ensure that our services are provided with compassion and compliancy. Kamila provides office-based administrative support, assisting with contractor coordination, record keeping, and general property management administration and is studying with The Property Institute.

Julie Gough PGCE BA (Hons) – Conveyancing Manager

Julie manages all conveyancing related enquiries, responding to solicitors during property sales to ensure that transactions progress efficiently and without delay. Julie is currently studying towards Associate Membership of The Property Institute and also creates and maintains the individual websites provided for each managed site as part of the company's service offering.

Sarah Dellow BA (Hons) – Accounts Manager

Sarah is responsible for the accurate preparation and maintenance of service charge accounts. Alongside her office-based duties, she regularly undertakes site inspections to support effective financial management. Sarah is currently studying towards becoming AAT qualified.

Christopher Morris – IT Manager

Christopher oversees the company's IT infrastructure, ensuring the smooth operation of VOIP and mobile systems, servers, networked PCs, databases and scanning equipment. He plays a key part in maintaining secure, efficient and reliable technology systems to support both staff and clients.
